Terminating your contract with your association manager is not a decision that should be taken lightly, but sometimes, doing so is necessary. Here are five signs that you may be justified in firing your association manager.

Your Association Manager Has Forgotten Who Is in Charge

A good association manager brings a lot of knowledge and experience to the table. At the end of the day, though, it’s the homeowners and the board of directors who are in charge. If your management company is acting like they have complete control over the association, it may be time to look for someone new.

There Is an Expertise Mismatch

Sometimes, property management companies take on contracts that they are not equipped to handle. For example, a small company that specializes in day-to-day management may find themselves in over their heads if they agree to manage major tasks like renovations. If your association manager doesn’t have expertise that manages your needs, it is perfectly acceptable to look for someone else.

You Can’t Trust Your Manager with Finances

If you cannot depend on your association manager to manage funds properly and provide you with detailed and accurate statements, you could be losing a lot of money. Some association management companies accept financial kickbacks from contractors in exchange for work. This is an obvious conflict of interest. The Manager is Lazy or Nonresponsive
